The Comprehensive Plan is a philosophical document that reflects how residents define the quality of life for their community.
The Zoning Codes are the actual law that governs how these goals are achieved.

The Zoning Board of Appeals is a quasi judicial body that reviews and votes on applications that do not meet the requirements  of the Town zoning code.

An applicant must first have his proposed action denied by the Zoning Enforcement Officer before he can apply to the Zoning Board of Appeals for a Variance or Interpretation application.

ZBA APPLICATIONS SUBMITTAL REQUIREMENTS:

Area or Use Variance Application – This is a two step process. Applicants need to go before the Planning Board to get a variance recommendation (whether positive, negative or neutral recommendation) before proceeding to the Zoning Board of Appeals for a final determination. Public hearing is held at the Zoning Board of Appeals meeting.

Meeting Dates:

Zoning Board of Appeals meets once a month, i.e. every 4th Thursday of every month except for the months of November and December due to the holidays. November and December meetings are combined and held on the 1st Thursday of December.

Requirements:

A. Original plus fourteen copies of the following:

  1. Variance Application
  2. Narrative statement of the proposed project
  3. Letter of Authorization duly notarized
  4. Pictures of the proposed site or project
  5. Sketch, plans, or survey showing the proposal

B.    Variance Application Fee plus publication ad fees. (check payable to Town of Clinton)

NOTE:  

  1.  All Fees are due at the time an application is submitted. Application fees are nonrefundable.

 Administrative Review or Zoning Interpretation Application – The Zoning Board of Appeals shall hear and decide appeals from and review any order, requirement, decision or determination made by the Zoning Administrator.

Public hearing is held at this meeting.

  1. Administrative Review or Interpretation  Application
  2. Narrative statement
  3. Letter of Authorization duly notarized
  4. Pictures and other relevant pertinent information
  5. Sketch, plans, or survey showing the proposal

B.    Application Fee plus publication ad fees. (check payable to Town of Clinton)

NOTE:
