Planning
The Planning Department handles applications for subdivisions of land and building approvals under the zoning regulations.
Planning Board meets every 1st and 3rd Tuesdays of the month. Submission deadline is 3 weeks prior to meeting date.
Application Submittals:
A. Electronic copies and Original plus seven copies of the following:
- Cover Project Letter including the Detailed Narrative of the proposed project
- Signed Completed Application form with supporting affidavits
- Letter or Authorization duly notarized
- Articles of Incorporation if LLC
- EAF
- Agricultural Data Statement (if applicable)
- Site maps and other applicable plans signed and sealed that are Collated (folded to fit into a brown manila envelope)
- Pictures showing the proposed site
B. Application Fee (check payable to Town of Clinton)
C. Escrow Deposit for consultant review (see schedule below per TB Resolution 7 of 2025)
Non Residential Permits $1000.00
Pre-submission conference with consultants $500.00
2-4 Lot Subdivisions $1500.00
5 Lot and Over Subdivisions $2500.00
Special Permit (including wetland and steep slope permits and soil erosion plans) $1000.00
Lot Line Adjustment $1000.00
Site Plan (Residential) $1000.00
Site Plan (Nonresidential) $2500.00
Special Use Permit (Residential) $500.00
Special Use Permit (Nonresidential) $1000.00
NOTE: Any unexpended escrow deposit will be returned to the applicant.
NOTE:
- All Fees are due at the time an application is submitted. Application fees are nonrefundable.
- Recreation Fees are due and payable at the time of Final Subdivision approval.

NOTE: Non-Hosted Short Term Rentals are abolished pursuant to Local Law 4 of 2024 (December 9, 2024) entitled Amendment to Short Term Rentals.
All Non-Hosted STRs special permit issued prior to the adoption of this section shall be Non-conforming Uses and can be renewed in accordance with the law.
Deadline of submission:
All submittals are due no later than 12:00 noon on the Tuesday (3 weeks) prior to the regularly scheduled meeting.
